Fixed term contract?

My landlord let us know on 11th May that she would like to occupy her flat (we’re assuming she wants to move back in) and has let us know that we can have until 1st November to find somewhere else. She stated she wanted to give us longer than 2 months notice because we’re such great tenants.

Our tenancy ended today (31st May) and she has now sent over a new tenancy agreement for us to sign which states it is a ‘6 month fixed term contract’

However, when we asked if we’re able to leave earlier than November if we find suitable accommodation she has stated we cannot as she ‘has to time it with her own lease’.

I’ve been made aware by a family member that fixed term contracts are now illegal and they’re telling us not to sign it but I don’t know enough and I’m severely uneducated on the whole thing so unsure how to fight this with her.

Surely this should be a rolling tenancy now under the new laws and we should be able to leave sooner than November 1st, if notice is given?

Shall I say nothing and sign it and use the new laws against her if NEEDED or do I bring it up to her and ask for a rolling tenancy?

Any advice would be so greatly appreciated😊😊
