Typing on phone so sorry for formatting but we are renting this house and the owners said they are willing to sell it to us.
At first glance we loved living here, no real issues at all and love the neighborhood.
We got approved and went under contract but after the initial home inspection I’m pretty anxious about it but my wife still thinks it’s a good buy so looking for some input.
Major Issues I See From the Report:
1.) Aged Roof
From the report: “aged and nearing the end of its expected service life…granular loss, discoloration, soft areas in the roof decking/underlayment, damaged shingles, and shingles beginning to curl…budgeting for roof replacement in approximately 3 years.
Also Moss on the roof.
Water Stains in attic on the roof sheathing.
2.) Foundation Cracks - Major
“Moderate to major cracking was observed in the brick foundation wall and ag the rear corner pier adjacent to wall…”
Other issues i believe we can fix but these are the the ones outstanding to me. I wasn’t able to attach photos or the PDF of the report.
But the house is in South Carolina and is a 3 BR, 1.5 Bath, 1175sq. ft. on .5 acer. Seller came down from 290K to 270k.
Any tips or recommendations to go from here? Should we have insurance check before we buy? Like the subreddit, this is our first experience trying to buy and some of these problems seem too much for me but not for my wife. Trying to get other’s opinion.
