Looking for some advice on what to do with a piece of land I own.

M29. Looking for some advice on what to do with a piece of land I inherited.

I have about 25 acres in Arkansas that’s currently landlocked. I’ve had a couple neighboring landowners reach out with interest, and based on feedback from a forester, it seems like I could realistically get around $80K–$100K for the entire property.

I’ve always had the mindset of holding onto land long-term especially since it was my dad’s, but since this property doesn’t have access via an easement and I’m not really able to develop or use it, I’m starting to question whether it makes sense to keep it.

I’m considering selling some or all of it and reinvesting the money, possibly maxing out a Roth IRA and putting the rest into something like an S&P 500 index fund.

Would you hold onto land like this, or take the opportunity to sell and redeploy the money into something more productive? I just want to be in a good spot later in life and idk if this can help me get there.

Curious to hear what others would do in this situation.
