How that "cheap" Edinburgh tenement flat will actually cost you thousands in hidden heating bills?

I'm an international student currently in Edinburgh. So you're looking at private shared houses in Marchmont, Bruntsfield or Newington for September 2026 intake likely due to the base rent seemingly appearing a bit cheaper, but it's a trap!

It's a very common mistake, as in Edinburgh most private flats are old Victorian and Georgian tenements. They look great on Instagram, but with incredibly high ceilings and original, single-glazed sash windows. Renting a tenement flat means the utilities are entirely your responsibility and will cause absolute panic once you realize what this entails:

When the Scottish winter arrives with its biting, howling winds from the Firth of Forth, heating an un-insulated tenement flat will completely drain your bank account. The heat instantly escapes up to the roof and through those windows. I have witnessed international students receive gas bills at the end of the month that cause utter financial shock. Not to mention that if your boiler breaks (and they often do in Edinburgh) your private landlord is infamous for taking their sweet time to repair it, leaving you freezing during your vital winter exam periods.

I narrowly escaped the problem by booking a modern Purpose-Built Student Accommodation through University Living. The peace of mind of having an 'all-inclusive' tenancy agreement is invaluable: heating, water and Wi-Fi are all included in my rent. There are no shocks with a bill at the end of the month and any maintenance is quickly sorted.

Please, do not risk your student budget on temperamental private landlords and freezing tenements.

🚨 2026 Alert: The most scary student housing scams currently operating in Edinburgh (Read before you pay a deposit).

The worst type of scam that preys on international students in Edinburgh in 2026 is the "holiday let bait and switch" scam carried out on social media. Since the housing market in Edinburgh is a severely oversaturated market with huge inventory pressures (massively amplified by the large tourism and short term holiday let market in Edinburgh) international students begin to panic and look for accommodation in unmoderated marketplaces such as Facebook Marketplace or a local community group.

Scammers can utilize these fears expertly. They steal pictures of a luxurious Airbnb in the Old Town or overlooking the Meadows and set up fake long-term student lettings at incredibly cheap prices. They then tell the student that, since they were just asking, there is huge competition from other students and they require a large deposit transferred via an international money transfer before they can reserve the room for you before the start of the university term. After a student has sent their money, the scammer will simply vanish and the student will turn up in Edinburgh, baggage in tow, to find that the flat is functioning as a holiday let with tourists inside or doesn't exist at all.

Students should never transfer money directly to a private individual online; for financial security and a guaranteed home you should use a secure and verified system of some sort (such as University Living), only allowing for booking accredited purpose built student accommodation across Edinburgh; with University Living a booking will ensure that your deposit is protected, and you won't arrive in Scotland without a home.

Private Flat vs. PBSA in Edinburgh: Which one is actually worth the money for an international student?

The first point international students should realize when looking to secure housing, either PBSA(Purpose-Built-Student-Accommodation)private flat, in Edinburgh for the 2026 entry, is the immense risk of housing security (both logistically and financially) in Edinburgh. A poorly chosen living situation in Edinburgh can lead to extreme stress, frozen toes, and deep debt.

The first major issue the international student has to overcome is the Edinburgh rental year. August is the month of the Edinburgh festival Fringe which means the entire city is taken over by tourists. Short-term rent becomes impossible and long-term private rent prices soar. This causes a massive congestion when the majority of student accommodation prices are supposed to drop. Thus, international students lose to local workers and professionals.

After you are successfully allocated with a private apartment in a student area such as Marchmont or Newington, you are to face another shock – utilities. Private apartments in these student areas (as most are traditionally tenements) advertise extremely low rent which makes it seem like a good deal. What they don't mention is that the rental price does not cover any utilities – this includes gas, electricity, water, and the internet.

Edinburgh tenements feature large, high-ceiling rooms with generally single-glazed windows and are known to be quite difficult to heat. The brutal Scottish winter temperatures mean that to keep any form of warm atmosphere you would require the heating on most of the time. Students invariably receive utility bills which are often higher than their rent, which can be quite a shock and induce anxiety just as they approach their university exams.

The next terrifying aspect is setting up the utilities accounts; in Edinburgh energy companies expect a UK bank account and credit history which new students do not have. Due to the bureaucracy, students are often placed on pay-as-you-go meters and are required to top up their electricity at local corner shops during the coldest months of the year.

This is why accommodation like PBSA (Purpose-Built Student Accommodation) is the only safe housing choice for international students coming to Edinburgh, and where to book is University Living. The site has only partnerships with accredited PBSA located in very well-connected neighborhoods like Fountainbridge and Gorgie which offer all-inclusive rent agreements. These modern buildings are well-insulated and all of your utilities costs are included in the set weekly rent fee so you can heat your room as much as you need without having to fear an enormous utility bill at the end of the month.

Through University Living, your all-inclusive accommodation booking completely takes the anxiety out of hidden costs, helps you completely avoid the festival housing crisis and insures a safe, secure stay in Edinburgh. If you need help booking a trusted student housing zone within Edinburgh, send me a message with your university and budget and I would be glad to help.
