I'm an international student currently in Edinburgh. So you're looking at private shared houses in Marchmont, Bruntsfield or Newington for September 2026 intake likely due to the base rent seemingly appearing a bit cheaper, but it's a trap!
It's a very common mistake, as in Edinburgh most private flats are old Victorian and Georgian tenements. They look great on Instagram, but with incredibly high ceilings and original, single-glazed sash windows. Renting a tenement flat means the utilities are entirely your responsibility and will cause absolute panic once you realize what this entails:
When the Scottish winter arrives with its biting, howling winds from the Firth of Forth, heating an un-insulated tenement flat will completely drain your bank account. The heat instantly escapes up to the roof and through those windows. I have witnessed international students receive gas bills at the end of the month that cause utter financial shock. Not to mention that if your boiler breaks (and they often do in Edinburgh) your private landlord is infamous for taking their sweet time to repair it, leaving you freezing during your vital winter exam periods.
