I’m exploring buying a row house in Bavdhan, specifically in Ram Nagar near Ramnadi. A couple of concerns I’m hoping to get clarity on:

The river is reportedly quite polluted — does this lead to smell, mosquitoes, flooding, or health issues nearby?

I’ve heard there can be complications around land titles/zoning in Ram Nagar due to proximity to NDA land. How real is this, and what should I verify?

Would appreciate any firsthand experiences or things I should watch out for before proceeding.
