Buying in Indy

Anyone familiar with the area that could help? I’m an RN looking for houses but in order to furnish the new home I want to keep my out of pocket costs low. Trying to buy in the $300-350k range pretty much anywhere in the metro area. Who are some good realtors for special programs to reach out and should I ever consider a small down payment conventional instead of an FHA? Thank you!
