Hi everyone,

Honestly trying to understand what’s happening with ECR land prices. Been searching between Kottivakkam and Panaiyur for a while now, and suddenly everyone is quoting 3.5–4Cr for decent plots. Just 3 months back I was seeing similar properties around 2.5–2.75Cr.

Is this actual demand or are brokers artificially pushing prices up? At 4Cr, feels like one could even look at property in core city areas instead of ECR outskirts.

Also with all the recession / global uncertainty / WW3 fears floating around, do you think these prices will cool down in the next few months or is this the new normal for ECR?
