K Hovnanian Builders & Mortgage - Bait and Switch . Violation of Federal and State laws
I wanted to share my experience dealing with K HIV because I think a lot of buyers could get trapped the same way.
From the start, the builder’s sales agent pushed me to sign the purchase agreement before giving me the information I needed to make an informed decision. They kept saying I’d “lose incentives” if I didn’t sign quickly, and they withheld key loan details that every buyer is legally entitled to see before committing. It felt like they were using my consumer decision‑making rights as leverage to force me into signing.
Then the lender gave me one set of fees in writing… and later issued an official Loan Estimate with much higher costs. Classic bait‑and‑switch. When I asked why the numbers changed, communication basically stopped.
The lender told regulators they “did not have the property address” at the time disclosures were required. But I have written proof the loan officer used the property address earlier to run a rental analysis — something you literally cannot do without the address. Their explanation didn’t match the documents at all.
Between the builder’s agent giving misleading info, the lender contradicting themselves, and both sides going silent when I asked questions, it felt like they blatantly violated federal and state laws, used bait‑and‑switch tactics, and tried to box me into a loan without transparency.
