






29 year old roof with “major repairs” in 2020
I am currently in a predicament and any helpful insight would be extremely helpful. so we are going through the inspection for a new home and at the time the inspector did not know the age of the roof and thought it may have been 15 years old with 10 years left. We then pressed the seller who came back with the roof being original from 1997 but with “major repairs with replacing peaks and valleys” in 2020. I am not sure how good the inspector really was but now I’m concerned with having insurance headaches and possibly needing a full replacement sooner than expected. Once the inspector found out the new info he came back with “replace within 3-5 years”. the insurance now only covers 25% and that’s with a 1% home value deductible. From my understanding this would mean if this old roof was destroyed and needs replaced at 40k then they wouldn’t even cover any since my deductible is 11k which is more than the 25 percent. Please let me know if that is how they calculate that or if they cover 25 percent after the deductible is paid (25 percent of 29k). I am also concerned since my insurance broker had them waive the inspection for the insurance and I’m worried they will do one after we close and demand a new roof asap. I attached some photos and I feel the roof looks okay but I have zero idea. could someone please fill mr in on the real lifespan of this roof and if it is highly likely that insurance will be an issue after closing
PS we asked for some credits from the seller who refuses since no leaks are occurring.
