I am a college student exploring a career as a commercial appraiser and looking for some advice. My long-term goals in life are to be able to live comfortably and have a family. I just have a few questions.

1. How likely is it that AI could replace appraisers? I know it’s hard to say, but what are things you all are seeing today that may indicate where things are headed? I’ve seen a lot of mixed responses to this question so I’m eager to see what you all say.

2. What are some key differences between working as an independent fee appraiser vs. working for a big firm? More specifically, how would hours and pay differ? Is it harder to find work as an independent appraiser?
