A few weeks ago I backed out of a condo purchase. I won’t get into all the details, but it came down to not having a strong lawyer, lack of clarity in the documents, and honestly the seller’s agent not really knowing their stuff.

My agent is part-time, so I’ve spent a lot of time going to open houses on my own. The agents there would often make comments like “we thought you were an agent” or “you know more than our agents,” which I just brushed off.

After I backed out, though, things got weird. Apparently their manager told my agent something along the lines of: “she’s been looking for a while and knows more than our agents, so why can’t she just decide?” I didn’t make much of it at the time.

Recently I asked my agent to check with them again about availability, and the response was pretty rude. They said that for now they’re only showing units to “serious buyers,” and that regular showings would resume in 1–2 weeks. That didn’t sit right with me. Backing out during a cooling period doesn’t make someone “not serious,” especially with deposits and the current market uncertainty.

What bothers me more is the tone. It feels dismissive and a bit condescending. I actually like this project and could see myself buying here, but dealing with their team has been frustrating. I also know they’ve had several deals fall through recently, so I get that tensions might be high, but that’s still no excuse.

For context, my agent is part-time and we might not continue working together, which is why I had been considering going direct with the builder since I’ve been doing most of the legwork myself anyway. But with this kind of attitude, I’m not even sure I’d be able to get a fair or smooth experience going that route either.

I’ve thought about escalating this to their higher-ups, but I’m worried that could hurt my chances if I decide to buy from them later. At the end of the day, I’d still have to deal with the same sales team.

I also know someone who had a similar experience. They were basically ignored after backing out, but when they came back ready to buy something else, the same agents were suddenly all over them trying to get the deal done. I get that it’s frustrating when deals fall through, but taking it out on clients feels pretty unprofessional.

Is this normal behavior in pre-con sales? Am I overreacting, or is this something worth pushing back on? What would you do in this situation?

Had hearing loss in June 2025, did steroids and meds but didn’t recover much. Went away in Dec and did a test there in Feb and thought it was incorrect because my hearing loss had kind of flipped. Previously I loss in lower frequencies 250-750 as follows:

250 (40)
500 (45)
750 (35)
1000 (20)
2000 (20)
4000 (20)
8000 (30)

However most of it recovered at 25 and now major fall is as follows:

2000 (30)
4000 (30)
6000 (35)
8000(40)

250 (25)
500 (25)
750 (25)
1000 (25)

I know it’s still mediocre loss but things have changed but the T remains as is, infact maybe even more annoying. I do have stress, sleep issues and have not been eating well and stopped meds. But the recovery happened in same circumstances as well 🤷🏻‍♀️.

So could that mean T is not related to hearing loss?!

My TikTok has been feeding me all sorts of real estate “gems” ever since I started looking for a place.

I just learned about “power of sale” units. From what I understand, these are properties where the owner has defaulted on their mortgage, and the lender is selling the property to recover the debt. Let me know if I’ve got that wrong.

Being the emotional person I am, it feels a bit strange to even think about buying one of these. At the same time, I know logically it shouldn’t matter since the original owner has already lost the property.

Does a “power of sale” label affect the price or how much room there is to negotiate?

I requested to speak to sales team for a query and feedback but was told they are in a meeting. Despite being told that their sales manager would call back i never received any call despite many reminders on call and email.

Just today the same rep calls and tells how the sales manager is on vacation and they have been super busy. Apparently nobody else there to cover in her place and that i can email my feedback. I am shocked! Didn’t expect a well known builder like Mattamy to have such unprofessional team. I am very disappointed and basically turned off from purchasing anything from them even in future.

I’m looking to buy a condo in the Halton area, preferably Milton or Oakville. For now, I’ve paused my search because I’m hoping builders will start applying the HST rebate on closing. There’s just so much confusion and uncertainty around these rebates that I’d rather wait for things to become clearer instead of jumping in without full clarity.

——> A few questions I’ve been thinking about:

*The temporary one-year rebates are available as long as it’s a primary residence or a long-term rental. What I don’t fully understand is, what happens if you rent it out initially and then move in yourself after 1 to 2 years?

*Any builders or specific projects in this area that you’d recommend?

*I have a feeling that as we get closer to March next year, sales might pick up since the temporary relief is ending. But given how slow the market is right now, I also wouldn’t be surprised if it gets extended. Curious what others think.

*If you weren’t in a rush to move into a condo for at least a year, would you buy now or keep waiting?

Any other tips or advice for a first-time condo buyer would be really appreciated. Thanks!
