Water Heater Propane/Exhaust Leak

Hoping to get some pointed advice. Have done a fair amount of googling so far.

2018 Pacific Coachworks Sandsport 22ex

Currently experiencing an issue with an exhaust/propane smell inside the trailer ONLY when the water heater is running. The smell can build up enough to set off the CO/LP alarm, and when the alarm goes off the "propane" light is illuminated. The main propane tank is kept open without any smells until the water heater is on.

I did not have this issue when living in the trailer for the first 10 days. Fast forward after approximately 600 mile drive, now experiencing this exhaust smell while the water heater runs. Otherwise there is never any propane smells or leaks. The flame is a nice blue, not a dirty yellow flame. Furnace runs fine without issues. I have inspected the exterior burner tube and exhaust site of the water heater, there is no blockage.

My question is this: if the smell only occurs while running the water heater and there are otherwise no signs or smells of propane leaks, is it likely the water heater itself is cracked? Any similar situations? I would try to inspect it more but it is tucked underneath the fridge and covered in styrofoam.
