Hi all, first-time homebuyer here, moving in this summer and completely overwhelmed by flooring options. Would love some advice!

My new home has baseboard heat, which unfortunately rules out hardwood within my budget. After down payment and closing costs, I have roughly $8K for flooring and installation. I'd love to DIY to save money, but honestly don't have the confidence for it, so I'm budgeting for professional install.

I'm looking to replace carpet in three bedrooms, the dining room, and living room (700 sq ft). LVP seems like the right direction for my situation, but I'm not sure which brand to go with. My priorities are aesthetics (I want something that actually looks and feels like a real floor, not plasticky), durability, and longevity. I have a larger dog who loves to run, so scratch resistance and durability are a priority (I know no floor is dog-proof, but I'd like something that can take a beating).

What brands have worked well for you, especially in pet households?

Any brands to avoid?

Floor & Decor has tempting prices but the reviews seem mixed — is that concern warranted?
