This one's a doozy - Selling woes

Long story short, here are the details:

  1. Home listed for sale in May 2025

  2. I had previously received a payment revision (by loan from HUD) due to me losing my job in April 2024. This revision actually increased my payments.

  3. Had 4 offers with Short Sale, every one but the last. The mortgage company took longer than their allotted time to work on them and therefore, I lost the sales.

  4. They file a foreclosure on me.

  5. We started an Assumption request for the last potential buyer to take over the loan.

  6. After many repeated requests for us to send in documents over an 8 month period due to them again taking too much time, they denied the assumption for the buyer.

  7. HUD needs paid its loan ($16k) back before the house can sell. The potential buyer paid almost $10k of it as it was built into the assumption we were working on and agreed to with the mortgage company.

  8. Buyer is now in the conventional loan process and I have started the short sale process again to see if we can get this done.

  9. At one point, they said I had liens from my ex-husband who was only on the deed and had signed it over to me in our dissolution. These liens were not verified by them, they told me to do it, and the office of the Attorney General of my state said their actions were illegal. They tried to do this twice and gave up.

I'm thinking about legal action once (if) this is over. It's as if they are making it difficult to get their money on purpose. My realtor says she has never encountered a company that would rather spend money on legal fees than accept an offer.

I am still unemployed and would be living in my car if it weren't for the kindness of my mother, partner, and social services. So, I don't know what I should do. I did speak with legal aid once and they said they could not help me as I vacated the property.

Also, this mortgage company has also been fined and reprimanded by the US government for illegal practices in the past.

Any advice?

Ataxia-friendly footwear

Hello!

I am in search of (particularly sandals) that would be great for my ataxia. I lose footing and fall a lot, but the only thing comfortable for me to wear have been flip-flops from Crocs. I can walk miles in them. However, I think the time has come that I need something sturdier. These would be used around the house, my yard, and sometimes in public. I've looked all over and can't find the "right" type of shoe.

Side note: I REALLY don't like wearing shoes or socks to begin with, they're foot prisons. So the comfier the better.

Does anyone have any suggestions or resources?
