hi All , needing some advise , my house seems to have 1-2 minor cracks only recent like last year , around less than 1 mm. i read through online jt says western suburbs melbourne soil is pretty reactive .
the house is 17 years old and had some initial settlement as per the original building report back in 2023 and advised as structural risk if any as minor .
what’s the best way to approach this as it’s a 4 bedder on 500 sqm , should i just sell it off ? .
i tried to speak to some structural engineers they said the 1-2 cracks are minor and not worth investigation

hi All ,
just new to this forum , i recently had a annual termite pest inspection done at my property built in 2014 , apparently no pest but he said he picked up a moisture reading on the bedroom wall on the other side is an en-suite bathroom and asked me to get it checked .

i had a leak detection guy to come check in , who did thermal imaging and all and eventually said there no is plumbing on the side of the wall and did a hot water test with thermal imaging and didn’t pick up a leak but did mention to record and elevated moisture reading in report.

according to him it’s just the grout of a failed tile which might be causing the bit of elevated reading and recommended regrouting of the shower.

i bought a normal ryobi moisture meter from
bunnings and can’t see any reading difference between that wall and any other wall , although haven’t used that shower since a week ago.

i am just lost now as i have got all sort of quote to renovate the shower or just grouting and also renovating the whole bathroom ( anywhere from 3 to 13 k depending on scope of work )

before i loan this kind money and put it in , i am not even sure there a leak or failed waterproof or just grouting .

what would be next step there .. sigh
