My husband and I are both working professionals with a combined income of around €128k. We’re planning to buy our first home but are feeling quite confused about whether we should go for a new build or a second-hand house.
A bit about our situation:
My husband works in Maynooth and needs to commute to the office 3 days a week.
I work fully remote and don’t plan to switch jobs for at least 2 years. Even if I do switch later, my field is mostly Dublin-based.
We’re eligible for the €30k Help to Buy tax rebate, which would help cover the 10% deposit for a new build.
Budget is below €450k.
We’re also considering renting out one of the rooms.
We’re trying to figure out:
Is it better to go for a new build or a second-hand home in our situation?
Which areas would you recommend considering our budget and Maynooth commute?
Would buying farther out for a bigger/newer house make more sense, or is staying closer to Dublin better long term?
Would really appreciate advice from anyone who has been in a similar situation recently.
