Is there anything I can do to remediate this chimney?

This is what my chimney looks like. The facade stone is falling away from the crumbling brick underneath. This is an issue in an of itself, of course but assuming I can successfully (and safely) remove what’s left, is that’s anything I can do to salvage the structure? How would you handle this situation?

Hello kind internet strangers.

Like the title says, I’ve been able to land a new opportunity with great pay (40% raise)… but I simply don’t feel right about leaving my current company. Now that it’s real, there are so many other factors coming into play. For starters, I play a pivotal role in a few different teams, and as part of that, I have fostered great rapport with my team and my customers. Now, I KNOW they’ll get along without me… a week after seeing anybody leave, it’s like they were never there. It’s a fact that walks a fine line between disheartening and comforting. Still, I feel a sense of ownership. I can’t quite put it into words, but it feels like I’m putting up my kid for adoption or something. Like I’m giving up.

All in all, I feel this strange sense of loyalty to my current company. I’ve learned so much, and really love the mission, the people, and company overall. There’s also the comfort factor. I know what I know here, and I’m confident. Moving to a different company in a different industry is daunting. I applied to this position purely out of spite as I feel less than appreciated here. My merit increases have been small, despite getting great feedback throughout my 3.5 years here. Once performance evaluations come up, suddenly “I’m not quite hitting the mark”. It’s been a rollercoaster of frustration when it comes to advancement opportunities and I feel pigeon-holed. Watching my cohort sail past me in terms of promotions and raises while I’m stuck in the grey zone just sucks so much ass.

I’m planning on telling my manager today. Nearly 1 month notice, only because I have some PTO to burn before my start date on June 1st. In all honesty, if they made a reasonable counter-offer, I would strongly consider staying.

The question:
Have any of you dealt with this? Would you attempt to negotiate if you were in my position? How would you approach the situation during a 1 on 1? I mean, do I ask them to counter? Or do I just say “I’m leaving” and hope they’ll counter?

I’m so mixed up about this whole situation, I didn’t sleep last night. I’d greatly appreciate some feedback!
