USDA GUARANTEED LOAN

****to start I am not interested in the comments of you shouldn’t be buying a house, everyone deserves to be a homeowner with how hard they work****

I am going through the USDA process and just everything I am looking at has me super nervous.

I am under contract on a home currently and waiting on the appraisal to come back back, the lender has conditionally approved me. When we first started the loan they ran it through GUS and it got a referral code which means manual underwriting. After the appraisal comes back we can finally send the file to USDA to get their final approval. I have one collection on my credit from 2019 and one late payment from the beginning of 2025 on a CC. Recently on my most recent statement I made a mistake and my bank account over-drafted for 5 dollars the money was there it was just in my savings 🙃🙃

Does this file sound like it may fall through I’m just so nervous and freaking out? I have put in my 30 days with my landlord and just need to come up with a plan if this doesn’t sound like it will process.

Switching to FHA is not an option since I don’t have enough saved up for a down payment only the closing costs.

I am in the loan process on a new build home doing the USDA loan, on my quote sheet my interest rate is 6.25%

I was on the border line for credit when I applied and got approved at a 644, since I have been under contract my credit score has gone up to a 723 middle score, I’m not locked in on interest rate could I get a better interest rate or what should I do?

I had an overdraft at the beginning of the year and I wrote a letter of explanation for it and turned it in as part of my conditional underwriting approval. Well this month my paycheck typically goes in on Mondays and for whatever reason it deposited on Tuesday. Well my statement ran Monday night into Tuesday and a charge posted and I went negative $6 and that is what my statement says. I immediately moved money from my savings to checking until my paycheck posted but it was too late I already got hit with an overdraft fee. I’m currently under contract for a new construction home.. with that being said I know I’m gonna have to turn in more bank statements right before we go to closing because we are still probably a month out. With the prior overdraft from January and this one this month is my loan gonna fall through? TIA
