Buying Rental Flat From Landlord?

Hi, my partner and I are considering asking our landlord if they would be willing to sell the flat we currently rent to us. We have lived in the property for three years now so have a good idea of the condition the property is in and the issues with it and are settled here. The flat is an old Glasgow tenement in good condition and has had some recent refurbishment done kitchen, boiler etc.

The problem we have is that we are not really sure exactly what it is worth. We think that it might be worth in the region of 230-260k based on properties in our area that have recently sold. However there is a mix of property types in our area (tenements, new builds and council houses) so although there have been other 2 bedroom properties that have sold the varying property type makes it hard to determine a more exact value.

Is there any way we can get the property valued without the landlord knowing? We don't want to get our letting agent involved as we are afraid that they might put the idea of selling on the open market to the landlord if the valuation is good and therefore evict ourselves in the procces? Im based in scotland too if that helps.
