The house we are sale agreed on has spray foam, which we discovered in the survey report. I spoke with the surveyor on the phone who confirmed that even when it is applied correctly, there can still be issues with ventilation and not being able to monitor potential leaks. He wasn't very positive about it, to say the least.
We have asked for more information to the estate agent so we are waiting on that. My gut feeling is saying that the safest thing to do would be to remove it and replace it with another type of insulation. This is not our forever home, so I am also wary that this may be an issue with potential buyers one day. Is this the best option in your opinion? Or am I overthinking it?
In case we want to remove it, is this something we can ask the vendors to do, or is it a valid reason to renegotiate the price of the house? I read that the removal only is about €4,000. We would also need to re-insulate the attic, which is an additional €1,800ish. That would be less than 1% of the initial price. Has anyone gone through this?
