Large Downpayment
We are looking to buy a house in the $1.1–1.2M range and are considering making a large down payment (~$500k).
Trying to think through whether there are any downsides to putting that much down versus keeping more cash invested/liquid.
Some background:
HHI: ~$ 400–500k
Current net worth: ~$1.8M
About $600k currently in money market funds/cash
Remaining assets are in investment and retirement accounts.
Other than liquidity/opportunity cost, are there major disadvantages to making a large down payment in our situation? Would you personally prioritize lower monthly obligations or keeping more capital invested/flexible in this rate environment?
