Should I combine two bathrooms in a 3 bed 3.5 bath?
My house has an ensuite for each of the three bedrooms upstairs but only two are being used right now. There's also a toilet downstairs (so 4 toilets total). Two of the ensuites are rather small. Two of them are adjacent to each other, separated by a wall, with one not beside an exterior wall so it doesn't have a window to receive natural light.
I am looking to reno these bathrooms soon so I'm weighing the costs of doing all three. One thing I've been considering is to combine the adjacent ensuites into one larger shared bathroom by knocking down the wall between them. I think I would be able to keep the position of one of the toilets/sinks/showers the same, which would mean no need to relocate plumbing?
Would this be more expensive than doing another reno for the smaller ensuite (20-30k)? I think this is a more practical layout with less maintenance, but I'm wondering if doing this would actually devalue my property. I rarely see homes that have as many bathrooms as bedrooms, and I don't really see 3 bed3 bath go for a premium over 3 bed 2 bath or even 4 bed 2.5 bath.
