Is overlapping 1 month of rent for a 580 sqft at $2200 worth it if I kind of like the layout and location?

I’m struggling a little with the 60 days of notice and places being available for immediate occupancy. I found a place thats got a decent enough layout, is a higher size than usual and around 10-15 mins walk away from my preferred neighborhood. I would’ve preferred king west but I’m telling myself it’s close enough. The only issue is I have to pay a month of overlap and I have to make this decision fast. Do you guys have any advice on if I should take it now or let it go and see if something could be available in a month? When I look elsewhere I see even smaller units go for 2200 or even 2300.

Also question about lease assignments, if you take over someone’s lease, is the name changed on the lease or is your name added on to it? Thanks in advance!
