Premium Thane Society Turned My Flat Resale Into a 40-Day NOC Nightmare

What was sold as a “world-class” premium society in Thane has turned into a frustrating ordeal. I purchased a 2BHK flat in 2019 for ₹1.31 crore while it was under construction and finally received possession in May 2024. After holding it for nearly seven years, I sold the flat in May 2026 for ₹1.35 crore. For the buyer, the effective cost came close to ₹1.47 crore after including stamp duty, registration, and brokerage charges.

Despite the long wait, there has been virtually no appreciation. In fact, the same builder is still selling slightly larger under-construction 2BHK flats nearby for around ₹1.45 crore, making the investment feel stagnant with limited future growth prospects.

The real nightmare, however, has been the No Objection Certificate (NOC) process. The society was registered and handed over more than a year ago, yet they refused to issue a sale NOC directly. Instead, they kept insisting that we first obtain an NOC from the builder, while the buyer’s bank specifically demanded the NOC from the society itself.

For over 40 days, the process was dragged endlessly with excuses and an attitude from the chairman that “society work is not his only work” and that he was too busy. Even after obtaining the builder’s NOC, the society continued creating hurdles. The bank required the NOC in a specific format for loan processing, but the society wanted to alter the wording according to its own whims and preferences, causing further delays and uncertainty.

What should have been a straightforward resale transaction in a premium project became an exhausting experience filled with unnecessary bureaucracy, delays, ego issues, and lack of professionalism. It makes one wonder how many flat owners in supposedly premium societies silently go through similar harassment during resale transactions.
