Location: California. Hello all, I've been struggling lately and was behind on rent on a room where I share common spaces, around 2 months ago I received a 30-day notice to end of tenancy, since then I've been trying to pay but landlord (or owner) is refusing payment. I thought he just forgot about it but this morning the sheriff posted a notice to vacate in 5 days. What are my resources here?

Hello lads and gents, I've been struggling with a roommate that turned into a squatter, finally, I was able to serve the right perfect 30 day notice of end of tenancy, file a UD100, serve her with the UD, summons and everything. She didn't respond on time (hasn't yet), but she has been throwing every delaying tactic I'm aware of to avoid being evicted.

I'm here about to file a default judgement but once I have it, she will throw a lot a fist (my guess) arguing rights violation, discrimination, not being served, etc

Does that matter at this point or will the judge still scrutinize all my paperwork?
