How to Pass the California Real Estate Exam on Your First Try

You do NOT need to study for months to pass this exam.

I gave myself 4 weeks. (And I didn't study everyday).

But if you’re stumbling across this post and don’t have that kind of time—maybe you’re taking the exam this week—you can still pass.

Here’s everything I did to pass my California real estate exam.

I love PrepAgent because he clearly outlines the main themes you actually need to understand to pass the exam.

I recommend watching these videos and taking the time to create a study guide for each concept that comes up.

The exam tests how well you understand the concepts.

Some questions will be simple vocabulary, but you shouldn’t just memorize terms—you need to understand what they mean and how to apply them.

As you go through the videos, whenever you come across a topic you don’t fully understand, don’t just move on. Stop and use AI to break it down, explain it in simple terms, give you examples, and walk you through test-style questions until you truly understand it. Keep practicing until you can recognize the patterns and common traps the exam uses—this is what will actually help the material stick.

For example—and this was heavily tested on my exam—understand what a trust deed is.

Use AI to actually help you understand the concept. Early in your studying, you might come across a definition like:

“A trust deed is a legal document that secures a real estate loan by transferring title to a trustee, who holds it until the borrower repays the debt.”

And you’ll probably read it five or six times and still not fully get it.

That’s exactly where you should stop and use AI to break it down into simple terms until it finally clicks.

The foundation (the skeleton) is already there from your study guide—the details come from practice tests.

As you take more practice exams, you start to fill in the gaps, deepen your understanding, and see how concepts are actually tested.
