Hi all,
I’m a tenant in London and I’m a bit confused about my situation after the new Renters’ Rights changes that came in on 1 May.

My tenancy is a fixed term from 24 May 2025 to 23 May 2026. I plan to move out exactly on 23 May (the last day of the fixed term). I sent an email on 23 April with official notice saying I intend to leave at the end of the contract.

Now a few things happened:
My landlord/agent didn’t reply to my notice,
The tenancy app I use has automatically updated my tenancy to show an end date in the year 2200,
It also shows “outstanding rent” beyond May, as if the tenancy is continuing.

From what I understand, if I leave at the end of a fixed term, I don’t need to give notice and I shouldn’t automatically roll into a periodic tenancy unless I stay.
So my questions:
Am I correct that I can just leave on 23 May with no further obligations?
Does the landlord not responding to my email affect anything?

I’m consistently on a phone to the agency that I am renting from but all they say is that they will respond in the next 48h but it is over a week now and I am not sure what to do.
