Is this efflorescence or something the builder added? It goes around the entire interior perimeter but varies in thickness and coarseness as seen in the pictures. They patched by the door so that is the flat surface.

I'd like to finish the garage floor and have narrowed it down to two places. The slab is about 120 days old.

Company 1: Polyurea base + Polyaspartic top coat (full flake) – $2375
Company 2: Polyaspartic base + Polyaspartic top (full flake) – $2400
Both will diamond grind

Company 1 said if I wanted to go up the wall, I'd have to make a stem wall myself, but they'd coat it if it was there.
Company 2 said they'd grind down the rough surface and go up the wall.

My questions:

  • Does this rough surface have a purpose, or is it a cosmetic issue from moisture?
  • Is grinding it back an issue?
  • Would it be better to take it forward and use something like backer board?
  • For the same price what base is better in central Florida?
