After 1 year in wholesaling, finally starting to see consistency

Hi everyone,

After around 1 year in wholesaling, this is my third month closing 5 deals.

The previous two months I closed 2 deals, so things are starting to look more consistent now.

I’ve been testing a lot of things honestly:
different lead sources, acquisition approach, follow-up, everything.

Still figuring things out, but I feel like I’m finally understanding the process better.

Anyone else notice how much operations affect closings

Used to think the issue was acquisitions, but turns out a lot of problems were happening before the lead even got to us.
Once we fixed that side of the operation, everything became way more consistent and we’ve been averaging 3–4 deals monthly since then. Huge difference honestly

Closed a deal for $22,500!! 💥

This one was a wild ride. Seller wanted top dollar, but the comps told a different story. After some back-and-forth negotiating and my VA team keeping everything moving with solid follow-ups and organization, we got it locked in.

I truly believe results come from volume. That’s why my VAs consistently generate 4–10 leads a day (120–200/month). The more numbers you go through, the more opportunities you create — and eventually, deals like this happen. 🚀
