If you've been following along on my journey you'd know my condo has been on the market for about 80 days. We've had price drops, incentives, open houses, and about 20 showings in total, but no offers.

We have lowered the price to be on par with comps in our condo complex, which I believe will sell for $396,000 or somewhere close to that (this unit is VERY basement level). We are now listed at $424,990 to help offset the $590/month ridiculous HOA. (I moved in before it got this high- so don't say wHy DiD yoU mOvE to a pLacE wiTh a HiGh HOA?!?!?!) Our unit could be considered below grade-but we do have ALOT of natural light.

We're ready to move on with our lives and get a single family home with more space for our dogs and family.

We have two separate groups circling the drain. One has been around at every price drop, every incentive added, gave our realtor a "verbal offer" but is refusing to write an actual offer at this point? They're essential stalking our listing, but not making any movement.. seems to me like they are waiting for us to give it away or just looky-looos wasting everyone's time.

Another group has been around for a month. Most recently sent a bunch of questions for us to answer and this person would be re-locating for work? But it now has been crickets for almost a week after we answered the questions?

WHAT IS HAPPENING?! How can we fix this problem of people circling???

If you’ve seen my other posts-you know I’ve been about 80 DOM for a condo that’s first floor. We’ve had almost 20 showings, and lots of interest but no offers.

We recently lowered our price to $424,990 to be more in line with recent comps of a house under contract at $399,000 and our ridiculous $590/month HOA.

What is with people stalling to offer? They’re interested, and asking many questions telling our realtor they want to offer and then we hear crickets. 😫

Examples:

Couple who have looked three times in person and each price drop they reach out. They’ve been watching since January… Most recently they wanted to offer 10k below our asking price. When our realtor said we would need to see a formal offer to discuss specifics it’s been crickets. This was on Friday and it’s now Tuesday.

Woman who looked at our place beginning of April looked at a bunch of condos and her realtor said she keeps coming back to ours. We got a list of questions from her for us to answer yesterday, so we did and now we haven’t heard anything.

If people really want our condo why aren’t they making offers?!? It’s very frustrating.
