I'm just staring out my own virtual wholesaling in 2026 and wanted to hear from people who are actually active right now. I know every market can work if you understand the numbers, build the right buyer list, and know how to find motivated sellers, but I also know some areas are becoming more competitive, overpriced, or harder to move deals in.

For those of you doing deals, what markets are you liking going into 2026? Are there certain cities or states where sellers are more motivated, buyers are still active, and assignment fees still make sense? I’m not asking anyone to drop their exact ZIP codes or give away their whole playbook, but I am curious what areas people think are worth paying attention to.
