Concrete Tile Roof Leaking? Possibly needing replacement?

New home owner, first tile and wood roof. House is a 1970's build and prior to purchase was treated for chemical delignification, with a 10 year warranty, by the seller.

I had a cracked tile the other week causing a bad leak, so I replaced the tile and have fixed the bad leak, but whilst checking after the heavy rains this morning, I have noted several tiles with precipitation underneath (see the photos). I am guessing this is what has caused the previous chemical delignification?

Is this a serious problem?

The beams don't feel wet or moist and we did have very heavy rains this morning, so I am wondering if this is only due to that heavy rain and not consistent with milder rains.

I also assume that at some point a lot if this roof needs to be replaced?
