To exchange or not to exchange, that is the question!

Looking for a bit of advice from people who’ve been through similar. We're FTB, and there's no chain.

We’re fairly far through a purchase now, mortgage sorted, searches done, enquiries hopefully being wrapped up this week, but the sellers situation is making us a bit uneasy.

Sellers have already moved away abroad for work and communication has been pretty inconsistent throughout, with long periods of silence and things moving quite slowly at times.

The house is still full of their belongings; furniture, personal stuff, even food still in cupboards etc! And they apparently don't know when they'll next be able to come back and clear everything.

Ideally we want to do a final viewing once the place is empty before we exchange, just to make sure there aren’t any surprises! They initially wanted to leave furniture etc to which we said no, but have agreed to buy a few bits off them, so want to make sure this is all sorted.

Problem is we’re worried about pushing too hard because the seller has been quite reactive/hot headed previously and we don’t want to spook him into pulling out entirely this close to the finish line, plus we really want to get this wrapped up.

Would you:

insist on the house being mostly cleared before exchange?

exchange first to lock the deal in legally and trust completion sorts itself out?

or something else entirely?

Interested what others would do in this position.

Looking for advice on awkward seller.

FTB here and after a bit of advice/reassurance.

We’re buying a chain-free property. The seller has already moved out and moved away. There seemed to have been some previous issues between the seller and the estate agents regarding viewings and how they were handled, which already gave us slight concerns about cooperation.

Our offer was accepted mid March. We got everything done on our side very quickly. Initial enquiries went in around 12th April, with some additional enquiries sent on the 16th.

For the last few weeks the estate agent has apparently been trying to contact the seller, leaving multiple voicemails with little to no response. It also took nearly a month just to get the initial enquiry replies back, which feels excessive to us, especially for an empty, chain-free property.

The replies finally came back yesterday, but they only partially answered some questions, refused indemnity for a HETAS certificate (which we know is probably manageable, but it feels more about attitude), answered a lot with things like “client is unaware” or “client holds no paperwork”, and completely ignored the additional enquiries sent on the 16th.

What’s making us more uneasy is that the seller has completely revamped the house during ownership, including installing a log burner, replacing floors, electrics, new kitchen, ceilings etc, so it feels odd for so many answers to be “client unaware” or that no paperwork exists.

Our solicitors have obviously gone back to them today, but we’re starting to worry the seller just isn’t going to cooperate properly.

Is this fairly normal, or does this sound like a major red flag? Any advice from people who’ve been through similar?

Bloat during fast

Hey guys, so I'm currently on day 4 of a 5 day fast and I'm after some advice. I've done a few 3 days in the past and at day 3 generally I wake up with a super flat stomach (as I'm empty!). This time however I think at day 3 I was probably more distended than when I started!

I've only had roughly 3 litres of water, a couple of black decaf coffee's and nutrialign fasting salts daily.

What gives?? Am I just retaining loads of water for some reason?

Offshore schedules and phone contact? Am I being paranoid?

Morning all,

I'm getting to know someone in the north of England who's a deep sea diver, and I’m trying to get an unbiased opinion about what the lifestyle is actually like from people who do it.

How normal is it for divers to just fully disappear communication wise for weeks at a time? Like if you were seeing someone new and they suddenly stopped replying for 2–3 weeks, would your immediate thought be “yeah they’re offshore” or “they’re not interested” 😂

I know offshore work can mean weird schedules, long shifts and bad signal, but I’ve got no idea what’s realistic these days. Are people genuinely unreachable for long stretches, or do most divers still have decent enough internet/phone access to check in?

Basically trying to work out whether commercial diving is one of those careers where everyone around you just gets used to random periods of radio silence.
