Low turnout at viewings. Is the Dublin market slowing or am I overthinking? Fingal County Council an option?

Hi all,

Looking for a bit of advice / perspective on the current housing market in Dublin.

I’m selling a 3 bed, 3 bath apartment (125m²) in North Dublin, about a 10-minute walk to the DART and with plenty of bus routes nearby (including a 24-hour one).

The estate agent listed it on Thursday 7th May, and since then:
- First viewing (Saturday 9th): 1 couple showed up
- Second viewing (Saturday 16th): 1 different couple.
Viewing is at 10:30-11.00 (if this would make any difference).

What’s also making me wonder is that I’ve been attending viewings myself the past two Saturdays (3 different houses), and each time it’s been very quiet, just me and maybe one other couple.

So I’m starting to ask:
- Is this just how the market is at the moment?
- Has demand cooled off recently?
- Or should I be concerned about the lack of interest in my place specifically?

I’ve always assumed that Dublin was a hot market?

Also, slightly related, has anyone here sold to the council before?
- What kind of pricing do they typically offer (market value or below)? And what’s the process like compared to a normal sale?

Appreciate any insights, just trying to figure out if I should sit tight or start worrying!
