Management Pack Confusion
I’m in the process of selling my leasehold flat in London and I’m confused about management pack fees and whether I’m being charged twice.
The managing agent (Daniel Watney) quoted me about £530 for the management/LPE1 pack and said turnaround would be around 7 days. I paid and instructed them.
A few weeks later they told me they had completed the draft pack as far as possible and had sent parts to the freeholder (Peabody) for review/finalisation.
Now Peabody have emailed me directly saying I also need to buy a management pack from them for £300 because they are the freeholder and “specific information” is required from them.
What I don’t understand is:
- isn’t the managing agent already producing the management pack?
- why would I need two management packs?
- if Peabody only need to complete/finalise sections, shouldn’t that already be included in the fee I paid to the managing agent?
It feels like either:
- wires have been crossed internally, or
- there’s an additional unavoidable freeholder fee that nobody explained upfront.
Has anyone dealt with this situation before, especially with Peabody or similar housing associations?
I’m trying to work out whether this is normal leasehold madness or whether I’m being incorrectly charged twice.
