…with charging so much to break a lease, when they have the option of breaking the lease with no penalty with a month of notice?

Committing to a year makes sense. But after that, they are in essence just have you over a barrel. You cannot control how much they raise the rent, whether they throw you out on your ear, or the services you get…really. The cost of moving is prohibitive enough to keep people in their units.

Leases should automatically convert to month to month after lease term ends. Rent hikes should not be higher than official COL rise unless good reason for that…and the landlord replacing shitty appliances or doing remodeling of facility should not be reason for the rise…that should already be built into rent price.
