Buying offgrid barn (England)- no electricity wayleave
I'm looking at buying a partly-converted barn, it has mains water but owners have batteries and a small windmill and no mains. The barn is surrounded by fields, and the 1970s deeds gave a three year window to connect to the grid- which was never taken up. I know that it'll cost a load to connect (250 metres and crossing a road to the nearest substation), but can I require the owner of the fields - who has a bit of a reputation - to grant a wayleave or can they hold me to ransom? Estate agent thought it'd be fine but that's not very reassuring!
