Is anyone in this group knowledgeable on how we can compare the two options?

We really like this home and plan to stay in this home as long as we can. It is a condo so it may be possible that we move out to single family homes when we have kids but currently our heart is to live in the condo.

For 20 year fixed we have to option to take either 5.875% or 5.99% with $2500 in closing cost credits.

Mortgage broker is Schwab + rocket mortgage and the rates take advantage of relationship pricing.
