I own a smallish condo in Vancouver WA and back in October I got a roommate to help out with the mortgage. K (60/M) passed background/credit checks and signed a1 year lease. Only charged first month and security. Skipped last month and pet rent (2 cats). It was fine at first besides filling up my garage with anything that didn't fit in the condo and him not cleaning up after himself or his cats. We had a few disagreements about those but nothing major. About near the end of March he basically stopped communicating with me and avoiding me altogether. Mid-April I noticed things being moved out. Cats, a bunch of food, various things. I left him a letter stating that he's still responsible for rent and utilities. He stated he got rid of the cats bc they were a problem, his food was bad and he was putting his items in storage. More stuff continued being moved out to where there's basically his bed, dresser, mini fridge and stand up freezer. He also has the remote to my garage which i can't get into without and I've texted/called but he's ignoring them. He paid for May rent but just refuses to give me any kind of confirmation that he's breaking the lease early. Just wondering what my next steps should be? Sorry for the length.
