Desperately looking for housing! No look. Is there truly nothing??

Accepted into NEIU. Moving from Louisiana with my three year old child. Attempting to in the next few weeks in order to settle in, find work, childcare, and be established before August. I have a guarantor who does have verifiable income, credit score is on the poor side from facing unemployment last year, zero bankruptcies, evictions, nor repos. No real renting history since I have lived on family property (very common in the south)
Guarantor will have been at job for a year in July. Makes anywhere from 3300-4200/month.

I have rented from the same person for 10 years, however there is no verification of this since I typically just paid them straight after I cashed my check as it was family property. 

It has been very difficult finding somewhere near public transportation or NEIU In the event, we don’t make the cut which it looks like we do not. Is there anyone who can help point me in the right direction of a landlord who can work with me? Oh also I have been application fee'd to death!! I have to do two fees every time for the guarantor and myself. I am scared if I do one more fee I wont even have enough to cover the first months rent/move in/deposit. Anyone able to point me in the right direction? Also very happy to sublease until August!
