At exchange and buyers want to reduce price
Selling UK property and buyer’s survey has flagged:
historic chimney breast removal with no paperwork no notes of movement ect (we have no idea about this never even noticed maybe our error) ,
possible historic wall removal again no idea looks always been that way,
ageing roof/ventilation issues,
some repointing needed,
and an older cast iron soil pipe may need repair
The alterations pre-date our ownership and we’ve had no issues while living here. Honestly never even considered them or realised they were alterations but was our first house purchase and was very young and naive.
Buyer is asking for a £10k reduction after we already reduced the agreed price before survey and carried out some electrical works in good faith. Our solicitors don’t think they need structural surveys but if they want one then by all means they can. Their estimates have come off google
We’re considering offering a smaller reduction instead. What would people consider reasonable here?
