Hello appraisers! First time homeowner here with a question. We’re getting an appraisal to hopefully remove PMI from our mortgage to then get escrow removed as well. The appraisal is through our mortgage lender. 2 questions-

1-Our property card with the city is incorrect. It has an extra bedroom listed and is 300 sqft short of living space, incorrect addition info, among other things. Our appeal to correct it is pending.
Zillow/Redfin have the incorrect info from the city as house info, can’t change it, so the estimates/comps on those sites are very wrong. Will any of this affect our appraisal?

2-our appraisal when we bought the house has a few things missing and incorrect. We didn’t catch it until it was too late, so we couldn’t appeal. It lists 1 instead of 2 car parking, oddly has the back of the house as the front and shows the incorrect street in pictures, missed our laundry and a spare room, a few other things. Will this have any bearing on the new appraisal?

Luckily we bought off market from our landlord and feel the house is worth more than we paid/the bank appraised it for. We’ve also put in a lot of work/updates. 5 houses similar to ours within a 3 block radius have sold in the past 6 months for $120k+ what we bought ours for.
