1990 Villa - energy rating boost

Hi All

I have a typical 1990s 2br villa, old roof insulation, suspended timber slab, 3mm single glazing. 1990 carpet with thin underlay. Melbourne. Chipboard subfloor.

So far I have sealed all windows, doors, draft stoppers, old ducted heating floor vents (decommissioned) with foil tape to seal boot to subfloor, then clark rubber foam blocks cut to size in vents. Sealed waste water holes in bathroom and kitchen. Sealed a loose glass windows pane.

These items have made a noticeable difference.

Note this will become a rental in about 3 years.

Next ideas, not sure of order of importance?

- DIY door blower and smoke test find leaks - $7

- polyester underfloor insulation - $1000

- diy double glazing $280/sqm, maybe just lounge room.

- add foilboard or re do roof insulation? $3000??

New roof is triple the price but probably triple the difference. Then whats the point with single glazing?

Where have people found the quick gains in this dept?

Any advice welcome.
