Hi All,

I am looking for some guidance. These two pictures are areas of my subfloor from underneath the crawlspace. The first picture, this subfloor was actually replaced about 2.5 years ago and I'm already noticing some sort of deterioration of the wood. The second picture is underneath my bathroom. Is this mold or moisture issues? There are no observed leaks at all around the shower/tub/toilet/sinks, and I have a vapor barrier, so I'm not sure where moisture would be coming from. There are also some other spots in the house that have some decaying wood that I'm unsure if it's from dry rot or something else. Any insight is helpful.
