In contract and nervous 😬

Just looking for some encouragement here.

We’re finally in contract, and starting the process of getting the loan application in, appraisal done, and receiving the loan commitment letter. This process feels long and torturous. But I’m most nervous about the board application and interview.

The Seller used to be part of the Board and our agent says if she approved to sell to us, then the rest of the board should be fine too.

I’m still nervous though. For those who have gone through this, or have been on Boards, what advice do you have to offer?

Anyone ever lost a deal on a co-op because their attorney spent too much time reviewing and going back and forth?

We personally feel ready to sign but the attorney asked for the coop offering plan and they say that there is no offering plan. They gave us by laws, house rules, and two years of financials. We are satisfied with that but the attorney is still asking for offering plan.

It’s been 5 days since we received the contract for the first time, and my agent is putting pressure on us to sign already. I get she just wants to close and get paid, but it’s hard being in the middle between “hurry up already” and “let’s walk into this legally binding contract with caution.”

My husband and I saw a coop for sale, good price, great neighborhood, awesome layout and fully renovated. We went to see it, and when we arrived, there was a washer and dryer in the kitchen closet. They said to not tell anyone about it, it’s off the books. We made an offer, they accepted. Also, the seller used to be a board member.

What should we do? My gut tells me to ask them to either request board approval or remove it before closing. I do not want to start off on the wrong foot moving into a coop knowing how strict they can be.
