Found this 4 bed / 2 bath half duplex in Lethbridge for $325k.

Ran the numbers and it looks like:

• $439/month cash flow
• 7.2% cap rate
• DSCR 1.21

What's typically the minimum amount you want a rental property to cash flow monthly?

Anyone else looking for a better way to track and manage your rentals? I got sick of using spreadsheets and searching for move-in/move-out inspection forms so I decided to build a website that has everything I need and hopefully it helps a few others too.
