I got tired of writing the same emails and listing descriptions from scratch every week, so I built out a personal template library covering every situation I deal with. Wanted to share 5 that have saved me the most time. Steal them, customise them, use them however you want.
1. Listing description framework Write a magnetic listing description for a [3-bedroom, 2-bathroom] home in [suburb]. Highlight [key features]. Tone: warm, aspirational. Max 150 words.
2. Open home buyer follow-up email Brief follow-up to a buyer who attended an open home 3 days ago and hasn't responded. Add value with a market update, include a clear next step. Under 100 words.
3. Instagram caption for new listing Caption announcing [address] going live. Include 3 key features, open home time, call to action, 15 hashtags.
4. Listing presentation script Rapport opener → market overview → comparable sales → recommended price → marketing plan → close. Use as a meeting framework, not a script to read.
5. Cold prospecting call Homeowner in [suburb] living there 8+ years. Offer free market update, book face-to-face appraisal. Under 3 minutes.
