I never understood the term reasonable wear and tear, where do we we draw the line? My last tenants just moved out, he and his family lived there for three years, the house is four years old, now my property manager said it needed repainting. The washing machine bounced around and caused a small hole in the wall, is that normal wear and tear? When my washing machine made loud banging noises, I paused it immediately, then shift the clothes inside to distribute the weight evenly then resume washing, no more noise. how could he let the machine bounced around? Not only I need to fix the washing machine, fix the hole and repaint the wal of the entire house, replace a door, not to mention that there are so small maintenance that is not Worth mentioning.
