Brick Shed delaying keys

Hi guys,

We went sale agreed 8 weeks ago on a house in Tullamore. We went in today to sign contracts with our solicitor and as they ran through the documents they mentioned is there any brick sheds built in the back garden of property to which I replied yes, it’s a standard sized brick shed at the back of the garden.

We were then told that it says in the development plans handed over that “no brick or cement shed should be built in the garden without constant of the developer”.

We rang the estate agent who said no permission was ever sought and she kind of dismissed it saying “sure the developers don’t care, the estate was built in 2004”.

Anywho, we are no facing a delay in getting the keys, but has anyone any idea of how long of a delay it may cause? Anyone any similar experiences? We are first time buyers and have been counting down the days to the closing date which was given as 28th August but now appears it’ll be much longer.

Do you have any advice/similar experience/ideas of how long the delay may be.
