I rented a flat in Bangalore for 2 years and vacated last month after giving proper notice mentioned in the agreement. The landlord inspected the house before I left and said everything was fine.

Now he is refusing to return my ₹75,000 security deposit and keeps giving different excuses like “painting charges”, “maintenance”, and “finding new tenant”.

There was no major damage apart from normal wear and tear.

He is also ignoring my calls now. I have the rental agreement, payment screenshots, and WhatsApp chats.

What legal options do I realistically have? Is filing a police complaint useful or should I send a legal notice first?
